How to apply at Court & Marketplace

Three steps: see the homes, pick one, apply online. The fees and the screening criteria are listed here in full, so there is nothing to find out at the end.

The steps

  1. Tour. Book a tour online with the Schedule a Tour button on any page, or call or text (515) 644-2236 for Court Avenue Lofts or (515) 644-2255 for Market Place Lofts. One booking covers either building.
  2. Pick a home. Every open home is listed live on the availability page with its rent, size and building, from Newbury Living's leasing system.
  3. Apply online from that home's listing. It is a short online form.

Fees and screening

  • Application fee: $50 per applicant
  • Administration fee: $75, one-time, due at move-in
  • Security deposit: $350
  • Household income: at least three times the rent
  • Minimum credit score: 625
  • Clear criminal history and a positive rental track record

Rent is set per home and moves with availability, so the only honest rent figure is the live one on the availability page. Pets are welcome with their own fees, on the pet page.

After you move in

Rent is paid and maintenance is requested through the resident portal. Court & Marketplace rents one- and two-bedroom homes across both buildings, 308 and 312 Court Ave, with an in-unit washer and dryer in most homes and bulk internet included with rent.
