The amenities
The fitness center, business center and lounge
The shared spaces here are the practical kind: a fitness center, a business center and a resident lounge. Nothing is trying to be a resort. They are the rooms you actually use.
What is shared
- Fitness center
- Business center

- Bulk internet included with rent
- Optional off-street parking for a monthly fee
Hours and any guest rules for the shared spaces are set by the community. Ask the leasing team for the current ones if they matter to your decision.

Why these and not a pool deck
The pitch of the building is that the neighborhood does the heavy lifting. The Court Avenue District, the Farmers' Market and the riverwalk are out the door, so the building spends its space on a gym, a place to work and a place to gather rather than amenities that would push the rent up. Bulk internet is included for the same reason, to keep the practical cost down.
Working and living here
The business center and the bulk internet make the working from home setup straightforward. The pet policy is on its own page, and the two buildings share the same amenities. Court & Marketplace rents one- and two-bedroom homes across both buildings, 308 and 312 Court Ave, with an in-unit washer and dryer in most homes and bulk internet included with rent. Live floor plans and today’s pricing are on the availability page.
